What Frisco glass asks for

Frisco has gone past two hundred thousand people on the back of master-planned development, and the housing is scaled accordingly — two-story plans running well past three thousand square feet, with the window walls, entry glass and stair landings that come with them.

That height is the first issue. A Frisco entry elevation often has glass two stories up over a hard approach, and it's the part of the house that's most visible from the street and least likely to have been cleaned properly. Reaching it safely is the job.

The second issue is the water, and in Frisco it's measurable. The North Texas Municipal Water District supplies this area at roughly ten to fifteen grains per gallon, which is squarely in the hard to very hard range. Every sprinkler head that touches a window is depositing that mineral onto the glass, where the sun bakes it on.

Left alone, that goes one way. Season after season of deposit stops being something that sits on the surface and starts etching into the glass, and etched glass isn't a cleaning problem anymore — it's a replacement. Catching it while it's still deposit is the whole game, and the best time to deal with it is winter, once irrigation is off for the year.

Frisco is also a serious commercial market. Between The Star, Legacy West, Stonebriar and Frisco Station there's a lot of frontage, and commercial glass is work we take on as readily as residential.

What we look for

Three things that show up on Frisco glass.

  • Two-story entry glass

The most visible glass on the house and the least likely to have been done properly. Height is the whole problem.

  • Ten to fifteen grains per gallon

Hard to very hard water. Every sprinkler head touching a window is leaving mineral behind.

  • Deposit before etching

Mineral that sits for years stops being removable and becomes permanent. Winter, after irrigation, is the time to deal with it.

Good to know

Frisco questions, answered.

  • What is the white haze on my windows that won't come off?

Hard-water mineral, almost certainly from sprinkler overspray. Frisco's supply runs around ten to fifteen grains per gallon, so the deposit builds quickly. Whether it cleans off depends on how long it has been there — we'll tell you which you have.

  • When is the best time to have hard water dealt with?

December or January, after irrigation is off for the season. Treating it mid-summer means it starts re-depositing within a week. Handled once a year in the off-season, it never becomes permanent.

  • Can you reach two-story entry glass?

Yes. Tall entry elevations and stair-landing windows are routine for us — they're the panes most likely to have been skipped, and the ones most visible from the street.
